🏭 AI buildout lifts US warehouse rents
US warehouse rents rose 3.2% year over year in the third quarter as AI data-center construction near major hubs such as Dallas/Fort Worth and Washington, DC spilled over into industrial demand, according to JLL. The increase marked the fastest annual pace since Q2 2024.
JLL said the wave of data-center development is tightening warehouse availability around key logistics corridors, adding a new layer of demand to an industrial market that had already been supported by supply-chain reconfiguration. The firm’s quarterly reading showed average asking rents moving higher across the sector, with the AI buildout emerging as a distinct driver in markets tied to hyperscale infrastructure.
Why it matters for investors
The latest rent growth suggests industrial assets in data-center-adjacent submarkets may retain pricing power even as broader warehouse demand normalises. For investors, that strengthens the case for locations with proximity to power, land and infrastructure nodes, where construction activity can feed leasing momentum and support income growth.
➡️ The data-center boom is creating secondary demand for warehouse space in selected US logistics markets.
➡️ Rent growth is re-accelerating at the fastest annual pace since Q2 2024.
The signal for industrial capital is clear: AI infrastructure is no longer only a digital economy story, but also a physical real estate demand catalyst.
