⚡️ Thailand’s real estate edge sharpens as capital returns to Southeast Asia
Thailand is emerging as a regional real estate winner, with JLL saying logistics, tourism and industrial growth are reinforcing demand across the country. The firm said the Eastern Economic Corridor, industrial upgrading and a rebound in travel-linked activity are supporting occupier appetite, while older stock faces mounting pressure to reposition or convert.
JLL’s latest commentary highlights a widening split between future-ready assets and aging buildings that may struggle to keep pace with tenant requirements. The view comes as Southeast Asia’s property markets are being reshaped by supply-chain diversification, manufacturing expansion and a more selective financing environment, with value-add capital beginning to re-enter the region.
Why it matters for investors
The shift favors assets with visible income upside and redevelopment optionality, particularly in logistics corridors and industrial clusters tied to Thailand’s export base. Tourism-linked demand also supports hospitality and select urban living segments, while the gap between prime and obsolete stock is likely to widen as investors prioritize operational resilience, energy efficiency and location.
JLL said Thailand is benefiting from structural demand drivers rather than a short-lived cyclical bounce.
JLL also said unspent value-add capital in Asia real estate has held roughly flat since 2021 and may begin to move if policy rates continue to rise.
The broader market signal is that Thailand’s high-quality and adaptable assets are better positioned than aging stock to attract regional capital.
