Poland’s commercial property investment market recorded about EUR 4.7 billion in transactions in the first nine months of 2026, its strongest nine-month performance since 2018. The total was up about 81%-82% year on year, with retail leading activity, followed by industrial and logistics, then offices.

CBRE said the Q1-Q3 total was the highest in eight years and that Poland remained the leading commercial real estate investment market in Central and Eastern Europe. The market’s rebound was driven by renewed demand for core assets and a still-competitive financing environment.

Why it matters for investors

The rebound points to renewed capital interest in the region’s most liquid market, where larger pools of capital are finding enough depth to deploy despite a still selective financing environment. Retail’s lead suggests buyers are pricing in income resilience, while logistics and offices continue to attract debt and equity where assets are well leased and financing is available.

Capital is returning to Central Europe with a sharper preference for liquidity, income visibility and asset quality.
